Violation In Your Associations?

Have you ever asked or been asked this question: “How do you resolve issues with homeowners that have violations in our neighborhood”? Of course your governing documents may have previsions to assist you in this matter; sending letters, assessing fines, taking legal action are a few examples of rule enforcement. All of these are effective ways of enforcement and should be used under the guidance of your governing documents and qualified attorneys.
But don't limit yourself to just these actions. You can take measures that result in positive reinforcement and bringing forth awareness. An example of this type of activity is a “Yard of the Month” program. The criteria for this type of program need not just include a well manicured yard but the fact that there are no infractions of the Association Rules & Regulations. Praise these homeowners with your newsletters, web site, at the board of directors meetings, annual homeowners meetings, and any other time that you have the attention of a group of homeowners. How about holding a contest for the children in the neighborhood to make signs that address a rule infraction? Speeding in the neighborhood is a great topic for this type of event. Then post all the signs in the neighborhood for a few days. You will need to provide poster board, markers and awards for the participants. Nothing brings out the good in people more than recognition of their children. A neighborhood picnic is also a good time for the Board of Directors to address these issues and promote the activities that encourage others to be good neighbors. Maybe even limit attendance to those in “good standing” within their homeowners association, current on their monthly assessments, and with no outstanding violation issues. Again, positive reinforcement is always the best approach.
There are many ways to succeed in creating a positive result in the enforcement of association rules & regulations. Use all avenues possible to make people more aware of their responsibilities. It works!
