Community Management Concepts, Inc.

Sherrill Schafer, President and CEO of Community Management Concepts of Jacksonville, has more than twenty five years experience in the field of community management and has obtained her Professional Community Association Manager (PCAM) designation. In order to receive the PCAM designation she attended more than 60hours of formal classroom study of law, communications, operations, and asset protection. A minimum of five years’ work experience in community association management and completion of a case study that puts knowledge learned in the classroom into practice is also required.

Ms. Schafer also successfully owned and operated her own association management firm for seven years before becoming a member of the Associa team. Her vast experience in all aspects of association management allows her to provide tremendous service and excellence to our associations. She is also a former member of the Community Associations Institute Legislature Action Committee that monitors and affects positive changes to the state laws and statutes that govern homeowner associations.

Over the years, Sherrill Schafer has transformed struggling communities to thriving ones. For example, in 1988 Sherrill began management of a town home community with a master association and condominium sub-association. The buildings and recreational facilities had fallen into disrepair, the insurance policies had been canceled and the association was virtually bankrupt. She teamed with board members and homeowners to implement a $300,000 special assessment program for refurbishment of the buildings, landscape and recreational facilities. A realistic operating budget and reserve plan was then put into action, which eliminated the need for more special assessments or excessive increases in monthly assessments. Today, this revitalized association is in a strong financial position and the members enjoy higher than average sale values on their homes.

Ms. Schafer has long term, valued clients including some communities for twenty years.
